Sceneca Residence, a brand new mixed-development located next to Tanah Merah MRT station, is jointly developed by MCC Land, The Place Holdings which is a Chinese developer listed in Singapore Exchange and lastly Ekovest Development. The stake for each is 51%, 20% and 29% respectively.

This plot of land at Tanah Merah Kechil Link was won by MCC Land during a government land tender exercise in November 2020, at a land cost of $248.99 million, which translates to $930 per square foot per plot ratio. It is able to house 268 residential units and commercial podium on level 1 that is of 21,528 sqft.

MCC Singapore is a wholly-owned subsidiary of MCC Group (China Metallurgical Group Corporation). It was established in Singapore more than 2 decades ago and is responsible to carry out real estate related business activities in Singapore.

Updated: 15 Jan 2023 - Sceneca Residence Sold 60% on Launch Day

On its first day of sales, the Sceneca Residence, the first new residential launch of this year, was met with strong demand. 60% of the 268-unit project at Tanah Merah Singapore were bought by househunters, with an average transaction price of S$2,072 per square foot.

The majority of the units sold, 75%, were one and two-bedroom units, with prices starting at S$958,000 for a one-bedroom unit and S$1.33 million for a two-bedder. Even the largest unit in the project, a four-bedroom penthouse, with the size of 2,756 sqft was sold on launch day, with the price being between S$5 million and S$6 million.

All of the one-bedroom units, which range from 463 sqft to 538 sqft in size, were sold on launch day, as well as the 2-bedroom and 2+Study. 88.5% of the buyers were Singaporeans, while the remaining 11.5% were permanent residents and foreigners.
