Sceneca Residence, a brand new mixed-development located next to Tanah Merah MRT station, is jointly developed by MCC Land, The Place Holdings which is a Chinese developer listed in Singapore Exchange and lastly Ekovest Development. The stake for each is 51%, 20% and 29% respectively.
This plot of land at Tanah Merah Kechil Link was won by MCC Land during a government land tender exercise in November 2020, at a land cost of $248.99 million, which translates to $930 per square foot per plot ratio. 75% of units sold were one and two-bedroom units with prices starting at S$958,000 for one and S$1.33 million for two bedders, respectively. Even the largest unit in the project – a four bedroom penthouse measuring 2,756 sqft was sold on launch day for between S$5 million to S$6 million.
On launch day, all one-bedroom units ranging from 463 sqft to 538 sqft in size were sold, along with the 2-bedroom and 2-+Study models. Of those buying units on launch day, 88.5% were Singaporeans while 11.5% included permanent residents or foreigners.
